The 19th century warehouse near Old Market Square is being converted into 14 shared apartments. Plans for the building, which is a three-storey structure at Greyhound Street in Old Market Square’s Conservation Area were approved by Mr M Tarabadi.

The building, which is vacant at the moment, was previously home to an upper-floor nightclub and more recently a fitness and yoga studio. This building is located near Fenchurch House – a 1960s building of offices. Most properties face King Street, with commercial use on the first floor.

Planning permission was granted in 2018 and 2021 for the upper floors of 8 and 10 King Street to be converted into Houses of Multiple Occupation. The warehouse is being converted into two blocks of seven rooms, each. These can be used for student accommodation.

The plans state: “Each level would be completely self-contained, with large living, dining, and kitchen rooms created by the removal of stairs at the right side. The ground-floor entrance would remain as a way to access the basement, but this is not part of the application.

The left-hand stairway would lead to the upper floor, and it is more detailed. The laundry will be located in each of the old toilets on this staircase core.

The only exterior alterations that are proposed include the construction of a door leading from the living and kitchen area on the first-floor to the flat roof adjacent, which is only for maintenance purposes, as well as the installation of a window in the roof above the kitchen.

A rooftop terrace was originally proposed. However, concerns raised during the planning phase led to its cancellation. There will be a cycle storage.

The planning department of Nottingham City Council has given approval to the project. The council stated that the rooms were of a suitable size, and had a good view. In addition to kitchens for the two flats, a separate laundry area is provided at the top of the stairs.

The site will have bins and cycle storage at the back. The city center location does not make it appear that student housing would have a negative impact on the neighbours.

The cluster of flats that were previously used as a nightclub would have impacted the surrounding residents more than residential use.

A noise assessment was submitted, and it concluded that rooms with habitable conditions should be ventilated mechanically. The existing single-glazed windows will be replaced with secondary glass, and the installation of these new windows must occur prior to occupancy.

The 18400 PS contribution will be used to improve or create public open spaces.
